Everyone that is selling their home needs to be apprised of the basics but in a down market you should really go the extra mile to get your home ready for sale. Here’s a discussion.... Ask yourself: Does my home wow me?? Lets break it down to inside, outside, garages, etc. First Impressions: Will buyers doing drive by’s pick up the phone right away? Give yourself a gut check on curb appeal. Do shrubs and plantings make it hard to get a good front view photo? If so, trim them back severely. House numbers & lighting: Make sure your house numbers are clearly visible from the street and pump up the lighting so buyers can easily locate the house at dusk or else they will drive right by. Trash and Recycle Bins and Kids Toys: Put away anything in the front and side yards not being used. Kids bikes, snow shovels, toys, anything & everything that gets between a buyers view and your house should be picked up and put away. Off Season Decorations: Try to put away seasonal items like holiday lights, autumnal displays, any thing that is out of season to stay topical. Fix glaring deficiencies in view: Damaged shingles missing trim, broken windows, maligned shutters all send a message... address them early on. Keep walkways to the front door clear: During the winter months, we often shirk responsibility of shoveling out the front door but houses often show best from the most formal entrance first. Appointment Tips The lock box should go on the front door. Direct buyers to the most formal room first so they can log in and get info packets. Plan how you want buyers to view your home-best rooms first with a nice easy flow. Control how fast the buyers go with good furniture placement. Don’t leave personal letters, reports, etc. out in the open.
